What to Expect at Closing

Your closing is the final step in transferring ownership of a property — it’s where all documents are signed, funds are exchanged, and keys are handed over.

At La Louisiane Title, we’ll review every document with you so you understand what you’re signing. We’ll make sure the lender’s funds, title work, and insurance are all in order before you arrive.

Buyers typically sign first, followed by sellers. You’ll need a valid photo ID, any required funds for closing (usually in the form of a wire transfer or cashier’s check), and a little patience as we review each page together.

Our goal is to make it smooth, organized, and stress-free — so you leave confident and excited about your new chapter.

Buyers & Sellers Checklist

For Buyers:

Bring a valid government ID for each person signing.

Confirm your closing funds with us before sending (wiring instructions will come directly from our office — never from an agent or lender).

Review your Closing Disclosure ahead of time to understand your costs.

Arrange for homeowner’s insurance before closing.

If applicable, bring any documents your lender requested (like pay stubs or insurance binders).

For Sellers:

Bring a valid government ID.

Provide wiring instructions or a voided check for your sale proceeds.

Gather keys, garage remotes, and alarm codes for the buyer.

Make sure any existing mortgages or liens are ready to be paid off at closing.

Let us know ahead of time if someone will sign under Power of Attorney so we can prepare the documents correctly.

Wire Fraud Warning

Wire fraud in real estate is on the rise nationwide. Criminals can impersonate real estate professionals and send fake wiring instructions that divert your funds to fraudulent accounts.

Protect yourself:

Always call our office directly at the phone number you already have on file before sending any wire.

Never trust wiring instructions sent by email without confirming verbally.

We will never change our wiring instructions via email. If you receive something suspicious, contact us immediately.
